I do not really understand your question
You can chose an empty lot and build whatever you like, you do not have to use the templates you have unlocked
That is a more expensive way to do it but it can be done
Another option is to build the template and re-model it to your liking, changing exterior, roof, delete and add rooms, change furniture and wall papers etc
Most First build of a template (from quests or events) are free to build and additional will cost you millions, so it is most likely cheaper than buying the empty lot
And the surroundings might be different, depending on which template you build, some have beaches, vineyards, birches, lakes or snow
Personally, I build the free templates, loot (put everything in inventory, windows, doors, furniture, lamps, doors EVERYTHING) the house and sell the rooms and if I need the lot for other builds I will demolish the lot = it is a nice way to get free stuff

Aha, not really, most have one parking space
Only certain templates have multiple (4) driveways, the ones in the Driveway Homes tab if you look at available houses to build
There might be some in the Architect Homes tab too, it changes every week or every two weeks, on Fridays
If you buy the Feature "Quest Cars in Lots", available at level 7 when you build the Nightclub
you can move the cars from the driveway to the lots, like in a garage or on the lawn
If you want multiple driveways with a house you made, build a driveway home, look at the surroundings to see what you want, some have desert, some have beaches or trees, Albion have a little square and snow
Loot the house, put everything in inventory or sell it, sell all the rooms so you have an empty lot you can build whatever you want on
