My entire left side is definitely higher value real estate, but I have SF Heights up to the gorge, then it becomes Cypress Creek, an upper class suburb, then it becomes my retirement golf community; then my Heavenly Hills community, and then another creek which separates Capital City in the far back corner. Maybe you can separate into communities like that?
