Herman will be a level update, Jasper will be premium. Don't know about Zestys or Community Center. I don't think all this is coming in one update. Squidport will be separate from whatever level update Herman comes with.

Correct, but it's not all land. There will be 2 rows of water to purchase to place boardwalk tiles on. Also, I don't think regular buildings(Moes, Android, etc..) will be able to be placed on the boardwalk land expansion. I could be wrong, but we will see.
