Did all that. I think what it comes down to is that there simply is not solution. EA has to create compatibility with the card.
I don't think Windows 8.1 is the issue given that I've read other players say it works just fine with the OS.

You stated you updated to windws 8.1 but it is not an update. Did you build this on windows 8 to begin with and it worked? If it worked on windows 8 I would suggest going back to windows 8. To do this so you must get a disk from microsoft to do a full system restore to windows 8.
Since you built this computer yourself something you did may not be compatable between 8.1 and your video card, or something else is not compatable. My video card is compatable with windows 8 but not 8.1.
Again you built this computer yourself and you may be comparing other people who's 8.1 may have been installed installed by microsoft. microsoft designed windows 8.1 to work with some video cards and not others and they also did this with windows 8. Since you built this computer yourself you can try calling microsoft to help you but I don't know that they will since your computer is not theirs.
I didn't update it to 8.1, I updated it to what Microsoft calls "Update 1" - it is basically a service pack.
I built the system in January 2014 at a cost of $2,100. Everything is compatible with Windows 8.1 and everything but Sims 3 works flawlessly.
I may install Windows 7 on a different HDD and try running the game on that OS.
I almost have a BS in computer networking and run a computer repair business, so I am fairly computer litterate 😕mileytongue:

Microsoft did something that is not acceptable. Making sure that only certain cards run on windows 8 and only certain cards work on windows 8.1. I changed to 8.1 updated the card and was given a whole new card. my sims would not work. messed up my video card. Microsoft told me about the whole video card issue and there are many other issues as well. Got the discs to restore windows 8, reinstalled game and it is now looking like it did beofre no problem accept a launcher/origin issue with existed before I added windows 8.1. There are many people having trouble with this game on windows 8.1. My game was running pretty well with several ep's before the new patch and orgin update on windows 8.
Windows 7 is your best bet. The game will run a lot better since the game is not supported by windows 8 or 8.1

not even if you run the game ( all game ,expansion and stuff packs run as admin and in compatibly mode windows 7 ?
Thanks for the info. Yes, I have the latest patches, tried admin, and tried Win 7 compat. mode. Nothing works. I will try using Win 7 when I get a chance, which may not happen for a few weeks, so I shall report back then : )

How are they going to run under admin if they have the new origin?? New uptae version of Origin wont let you run the game under admin. I know before with the old origin we could run under admin. Running under windows 7 the game looked horrible for me anyway. I was fine just running under admin windows 8 bypassing the launcher and origin.

EA has not kept up as new generations of graphics chip that have come out. Basically what you need to do is fool the GraphicsRules.sgr script into thinking the GTX 770 is the same as a card that is closest to it. The GTX 770 is based on the the GK104 core which is the same core as the GTX 660 (not the mobile version but that may work) . You need to start with the codes that are returned when the program asks for the codes. These will be in the DeviceCinfiglog file. Mine are Vendor 10de, Device 1244 for a GTX 550Ti. You have to have your codes (I don't know what they are for a GTX 770) and get the GraphicRules.sgr script to identify your codes.
I did all that and it worked, but the graphical issues were not fixed.

How much Texture memory is reported im the DeviceConfig.log file? Does your dxdiag say Window 8 or Windows 8.1?

how did you bypass origin like that? I just bought a new computer that has windows 8. i havent used it yet and i also bought a bunch of sims 3 games. Do the games actually work on a windows 8?

right now with new origin you can't bypass origin . Im speaking to EA and have a claim opened trying to resolve the issue. I am doing a new install of the game because things were missing in the launcher options. This happened before and after I did a full system restore. I am now doing a new install again to see if things are missing. I did not have this problem with my old game on windows 8 so this looks like it's an EA problem caused maybe by the new patch or Origin. Don't know for sure. Im running tests at this point.
Before I did the system restore. Game ran pretty well on windows 8. Was running several EP's but not Pets. I ran the game on med, 8 GB ram, quad core, dual AMD graphics (med level card. ) no issues for a long time other than some of the known glitches in the sims like stuck sims, etc. I wasnt having save issues until the files got bigger and figued out bypassing origin and the launcher gave me quick and clean saves. The game loded quicker too bypassing the launcher and origin
