Hello There,
I had the same exact problem and I exhausted every possible solution but, what I discovered was that I had to delete all the files in these following Sims folder to get my game to run smoothly, and rapidly. You have to delete the files in the following folder:
Featured Items files
DC Backup files
Collections & Delete the files in the User folder
Move your screenshots to your pictures in a new folder as long as you get them out of the Sims folders.
Delete all of you start up paper icons
I invested in a gaming computer which, helped it run a lot better, faster, and with no graphic problems.
Hello, I found a fix for my problem. Right click the game on origin and click repair game. Worked for me, anyway.

Yeah I tried that then it said my account was using a wrong language and told me to reinstall, so that screwed me up a bit because now I have to reinstall a big * game (Damn AAA developers.)
