Lag, but GPU usage close to 0%

I've tried to understand what was the problem on my machine.

I've monitored the CPU, GPU, disks, ram ... and looked at the times where I get less than 1 fps.

The only constant: when this happens, the GPU usage is close to 0% (GTX770/4GB).  This is clearly not a lack of power from the graphical card.

The CPU is vastly underused. (i7 2600K)

It does not seem to be related to network usage either (even though some threads seem to be waiting for the network, I doubt anyone of them is the rendering thread.). And anyway with 30/2 Mbps / 20ms this should not be an issue.

It's almost always in sync with the start of reading some game files from the disk (and my RAID5 is well up to the task).

The memory usage, although close to 4.5GB, is still well below my 8GB. (4.5GB ? What do they do with this ? It's not like if the game was vastly open or more pretty than some recent games)

On another hand, I've also noticed swapping, and that may be a killer.  Anybody here has issues with a fairly recent nVidia and 16GB of ram available ? (I've seen reports with 16GB but on AMD/Mantle)

    Im having similar problems with the gtx 780... should be able to play at around 50-60 fps.. getting 18-20 in areas with high populated NPC's.. No idea.

  • I've tried to downgrade the nVidia drivers to 340 WHQL (the oldest that are required by the game).  It looked better for as far as 30 seconds ... then got back to broken.

    I see people complaining about low fps.  On the benchmark I get a minimum of 41fps.  In game, when rotating the camera, I can have as low as one frame every 5 to 13 seconds (with the various hardware parts doing virtually nothing) then go back to high fps for a few seconds.

    In the chantry building, underground, there is this room after a small passage light with torches.

    When I go from the room back to the stairs, it stutters/pauses at the same spot.

    Then I walk a couple of meters and walk backwards : no issue (but it has the exact same rendering to do).

    I go forward again : pause. (So what ? Botched up prefetch from the disk ?)

    I'm starting to think the game is so bug-ridden that the driver locks from the nonsense the game is sending it (seeing how choppy the loading screen logo animation is, this is a strong contender).

    I'm assuming that the source of the game (digital, digital deluxe, disc) is not a factor.

    I wonder on what PC machines the game even remotely works.  There must be a commonality. (I have virtually no application running : this is a clean machine for gaming)
