Trouble with my Dragon Age Origins when i have been in denerim for a bit

I'm having issues with my Dragon Age: Origins game... (PC Version)

I am using some Mods... but have tried with & without them doesn't change the issue,(this isn't about the mods...)

Seem like when i've been in denerim for  a while... works fine until i get to just past Gorim's Stall and just before turning right towards the tavern (In the Market)

The Npc that confronts you about the rumors surrounding the Grey Wardens...

His armour seems to be alternating the armour image(just trying to describe what i saw since i can't make a screenshot of it

I will keep trying things in the mean time

I'm going to try changing the video settings in the game... i saw someone mention this once i just remembered but i will still send this in case it doesn't fix the issue
