@Kerad2 I'm getting the exact same issue. Hope this gets fixed specially with EA Play coming to GamePass for PC.

i cant download anything, is it because i got xbox ultimate instad of EA Play?
I found a fix. Make sure you close EA Desktop with task manager, as well as “EA Background Service,” also found in task manager. Once those are both closed, I reopened EA Desktop > Three lines on the top left > Settings > Download and clicked EDIT. Then I could choose my desired directory. Hope this works for you as well.

Yes, there are a few workarounds, but this is catastrophic bug from a UI/GUI point of view.
A major publisher + biggest OS in the world and you still can't solve it?
I mean, the app can't even open an explorer window properly?
Shame...
