EA Play Not Showing Discount With Xbox Game Pass Ultimate

On my game home page both Discover University and City Living are advertised at $9.99 (75% off) with EA Play.  However when I click on the "Go to the Xbox Store" button, it says for both "Buy $39.99 ...

Wow so now they're at $35.99 (10% off) so the advertised price goes away.  This is disappointing.
