It doesn't change building opportunities or game play- imo.
I'm pretty sure it can be extended across the road, iirc- but nothing past the large size.
I did make row houses,- where it looks like row houses in neighborhood screen.

I've shrunk lots for 10x20 front facing lots for Uni houses.
I like small business starting lots to fit in certain areas so I've done many of them.
Never put the lot across the road.

*I like shrinking the lots instead of downloading the pre-shrunk lots because in shrinking after the walls are added, I can go right to the limit (1 space to the wall). Can 't build along it once the lot is shrunk.
Also, don't use a 10 front face if you have a lot of Sims- like buses and carpools- there's not enough space for them to arrive at the same time, imo.
*Also, Uni lots with the 10 front can make the Limo get stuck. I have them stick for a bit but the game did load after a bit. Had me worried. :)
