@SittingDuck119: Could she be a ServiceSim ? I had that many times for a long time. I always had to cancel the opportunity for they were never in town. Are your disappearing friends maybe also ServiceNPCs ?
Do you only have cc or mods as well ? If you have mods, are you sure the are uptodate ?

4) Do you have a lot of CC in your game ? I would suggest never using the save & exit option. Always save first (use save as with a new name from time to time) and then exit without saving
@Aprilise: Do not really understand what you mean. Did you mean to write vampire eyes and hair ?

Second issue: So you could narrow those down to particular windows ? It's not ALL the windows that is causing this but just the two you mentioned ? Do you know WHICH base game window it was ?

@HugDopey: What ZeekSlider said. I thought you where talking about the book stores. Try replacing any empty bookshelfs as well.
