@blorrainej This is a known issue:
You can try clearing the EA App's cache:
https://help.ea.com/en-us/help/faq/clear-cache-to-fix-problems-with-your-games/
and repairing the game: open your EA App game library, click Sims 3, and select Manage > Repair. There is of course no actual update available, but repairing may reset whatever is broken.
If that doesn't help, uninstall the EA App with Revo Uninstaller (the free version is fine) and reinstall it.

I appreciate your help!
I tried clearing, repairing, uninstalling, and reinstalling to no prevail. This issue only started happening after I downloaded Dragon Valley in-game content. I'm not sure if that helps, but maybe if there is anything related with that making the EA app tell me there's an update and then doesn't show a way to update the game.Thank you!

@blorrainej All I know about fixing the errant update message is what I wrote: clear the cache, try uninstalling with Revo, and look at the thread I linked. I don't deal with EA App issues enough to help any further than that, unfortunately.
What you can do though is put the App in offine mode before launching Sims 3. That should block the message about updating.
