A 2 person < 40 000 lot for the upper left 40 x 30 lot in Sulani (Reef something something)

I suck at building... Got tired of living off the grid and figured that my ocean loving sims would move as close to the open ocean as possible.
Moved out the family living there (the lesbian couple and their kid) into another lot... and realized the present house is too expensive.

Anyone has something in the same style but < 40 000?
