Bunk beds are definitely up there for me...
The other things though, I could live without for sure. I'm thinking back to my college days and none of those things were important or present for me, personally of course. The pool table would be cool and I'm actually kind of surprised we don't already have one. Murphy beds would be cool if, like in real life, you could actually utilize the space it saves. In the game though, you can't put items in those spaces because the bed has to be able to come down. Like it's just aesthetically pleasing, not really functional in terms of saving space.
I do think with a University pack, I'd want to see secret societies make a comeback, as well as careers that can only be chosen if your Sim has a degree in that field. Uncontrollable roommates (that you can or cannot choose) would be cool... and of course a college town that has plenty of bars, maybe music/comedy venues, a big ol' library, parks, etc. I went to college in a sunny beachy area which was great, but I really think a US east coast feel, like New England or Massachusetts feel would be beautiful for a college town.
