What CAN be done to fix TS4?

I'd like to see an option to set specific sims to gravitate to certain areas (rooms, a pull-out square area, etc.) over others, kind of like how you can set front doors right now. I'd love to build an apartment on one of the larger lots, but sim behavior just makes doing that not work very well.

Also, a larger number of maximum sims on a lot (kind of goes with the above).
