Horse business and riding facility lot in Sims 4

I think it would be fun to have a horse business in Sims 4. There could also possibly be a riding facility lot for this, which you could open like a shop. I could imagine opportunities to earn money like  

Seling horses: Here you could mark one or more horses as "for sale".

Rent horses: Saddled horses could be ridden by NPCs for a fee

Give riding lessons: Like a yoga course, riding lessons could be offered to NPCs for a fee. A fence gate could be set up to prevent ridden horses from passing through. The NPCs would then improve their riding skills during the course period. The riding instructor could give tips (either good or bad) by clicking on a student. An unsupervised riding student could also fall off the horse.

Horse training: NPCs could give their horses for training. You then receive a training assignment (e.g. Endurance Level 2 and a gold medal in a competition) and the horse is given to you to train in the meantime. When the assignment is completed, the assignment is completed and the horse disappears.

Horse boarding: You can take in a horse for care and receive a weekly payment for it. The condition is that the horse's needs are met. If the horse receives a "poor" rating for its needs, the horse disappears again.
