I'll d/l for look (if I'm just getting a house for an NPC household) or for ideas, or for the structure, or most of the time for community lots. I do not enjoy building community lots.
When I download a house with the intent to play in it, it's always a gamble as to what will actually be usable. Are some of the doors or furniture blocked off by MOOed objects? Are those objects wall decorations that are invisible unless I'm playing with all walls up and using the Sims 3 camera so I can rotate to strange angles?
So what I mostly do now is browse through old home plan catalogues with a pencil and a graph-paper notebook, converting interesting house floorplans into sims floorplans (I assume each sims square is about 2.5 feet, give or take), and then using those to build houses. There's some difficulty because TS4 doesn't like split-levels or walk-out basements.
And if I decide I'm going to redo the apartments in San Myshuno I almost always just go to the Gallery. Any of the bigger apartments, left to my own devices I end up making a common area and then breaking them up into smaller sub-apartments and then I'll move in the cast of Friends or Seinfeld or something. Those big apartments are a scourge.
