It's not that bad.
It looks good in pictures but if you look closely it's mostly deserted and full of decorative buildings. How cool it would have been if the that huge promenade attracted sims walking together, taking in the sights, maybe stopping to have some icecream or take some pictures, people going for bike rides together or just health conscious sims going for morning or evenings jogs? In real life that promenade would be bustling with activity. And there would definitely be more than one lonely food stand.

You can swim and fish in this lake. Would have been nice to have swimmable ocean and useable beaches, we only have those in Sulani and Tartosa.
