Have you tried saving a copy of the lot to your library then bulldozing the lot? If you can't change the lot type to residential you can always plop down the one you saved or just try it in a fresh save you can delete if your plan doesn't work out.
I've been afraid to mess with them. Lol. But, that's probably the best plan.
