Torendi Tower as Community Lot.

I renonated/decorated the Torendi Tower Penhouse as a community lot. It is part of my makeover of San Myshuno.
I guess it is a Youth/Entertainment centre.

I imagine that some philanthropist {or maybe greedy person; probably named Torendi} took their large trust fund and the penthouse {at least} and turned it into a place for young people. Maybe they wanted the youth to have a healthier alternative to bars or something. o:)

Anyway; there is a basketball court, gym and yoga studio downstairs. Also a front/help desk and locker/shower rooms.
Then upstairs is a small movie theater, cafe bar with karaoke and a dance floor. B) Upstairs is also where you are able to enter the pool.
{I considered two or three bowling lanes, but they wouldn't fit :/ )

What I need to know is what might be the best lot type to set this on?
It fits the in-game requirements for gym, cafe, karaoke bar, nightclub, pool and even spa. Can I maybe change lot type mid-game, depending on what I want to be used? For example, a gym {or spa} during the day, karaoke bar weeknights and nightclub weekend nights.
Will Sims use the basketball court when it's set to gym?
I understand that Generic lot type is liable to result in lots of Sims milling around, using none of the awesome stuff. {Is that even true, still?}
