problems changing between live and build mode

Hey everyone,
So i've been trying to build a new house, but when I try to switch between build mode and live mode the bottom of the screen doesnt show any of the normal stuff (sims, needs etc), it wont let me switch back to build mode and i cant click on objects to interact with either.
the buttons in the top left corner are all distorted as well.

Ive tried repairing the game several times, ive removed any mods that ive put in recently but nothing is fixing it

Any ideas?
