are you guys using any mods in your game ?
If so, please try removing those.
If not, try repairing the game through Origin by right-clicking on the base game and choosing repair game

- Okay, I've tried to repair the game, and uninstall & reinstall it, but it hasn't worked. Now, when I try to click on build/buy mode, it sends me back to live mode.

Try resetting your user files as described in the factory reset described in this post: http://answers.ea.com/t5/The-Sims-4/FAQ-Troubleshooting-Steps-amp-Known-Issues/m-p/3621199
You won't loose anything. Just make sure to not delete any files and make a backup.
Try on a new game with nothing added back first (start new game). If it works, put back your save game and try again. If it still works, you can start putting stuff back.
- Options.ini (or just re-set all your settings manually)
- Tray Folder
- Screenshots/Videos/Custom music
- Rest of the save games (leave out slot_00000001.save which is the autosave)
- Custom content like clothing, hair, skins, make up ....
- Mods (one by one, making sure they all still work)
The rest does not need putting back, cause they are mostly cache files that recreate or log files that are not needed for the game.

I've just finished doing these steps, but now when I try to go to build/buy mode, the grid appears on the Lot like it's about to change, but after around 3 seconds it changes back to live mode before I can even see if the items are back up there. Did you try a new save for testing purposes ? Same thing ?
- Okay, I've done a new save, and while I am able to successfully go into build/buy mode, the items are still missing.
And you didn't put any of the files back ? This is on a fresh user folder still ?
- No, I put in my tray, and mods, but I kept the saves out.
Keep the mods out. Very possible that you're using an incompatible mod
- I found out that the saves are the issue, but I want my saves back in the game... how do fix I that?
So if you keep the mods out and start a new game, it works fine but if you put the saves back (not the mods), it's borked again ?

- Actually, after some research of how to delete a corrupted save, I was able to fix the game and get my items back in. It was at the cost of one sim, but I think I can manage. Thank you so much! I wouldn't have even known where to start if it hadn't for your helpfulness, and I really appreciate your responsiveness as well! Thanks a bunch!!! 😄😄😄

I am having the same problem. I have removed all mods and CC items, I have repaied the game through Origin. My games was fine until this latest patch. I can't get into bulid/buy mode. it lags and glitches. EA why do you make patch updates and release them without checking them first
I have yet to try a new save/removing mods and CC, but yeah my game has been crashing so much recently and since the latest patch, my objects are not showing up on build/buy mode. Also some of my buttons such as the gallery and inventory and most importantly, the options haven’t been working. Options stopped working on live mode and I needed to save to turn my laptop off for the night so I tried on build/buy mode and it worked so I pressed ‘Exit game’ -> ‘Save and exit’ and it apparently saved but didn’t exit? And now the options button has stopped working again... I don’t know whether to trust that it has actually saved since everything is so glitchy and barely working. It’s really annoying because I have lost so much gameplay. I will try removing mods and cc and might consider downloading an autosave mod if the problem persists. But as of the build/buy objects not appearing, I don’t know what to do.
