sims 4 graphics glitch

Having issues with the Sims 4 - other games run normally with no graphics glitches.  regardless of settings in the Sims 4 graphics (I’ve tried Low - all the way to Ultra) How can I fix this?  ...

I'm having this issue too. I've already made a new sim folder, repaired game, taken all mods and cc out. NOTHING WORKS
