Sims 4 PC "dead spot" on screen unable to select please help..

im having some issues with my game. is anyone else experiencing a "dead zone" or dead spot on the upper right hand corner of the screen? around where you would select clothing colors or a residence etc..  its not all the time but 80% of the time i cannot select anything in that small area. its been happening to me for the past cpl of months now and i cant stand it anymore can someone fix this please? also when i go to select a residence, before i click & or hover over the lot, the lot selection will flicker until i click it and will sometimes crash my game, this happens with all lots most of the time.
