Sims 4 white grass/trees in locked areas?

First, for purpose of question, I am using the Sims 4 with all add ons (every one sold, including game packs, stuff packs and expansion packs), some CC also used, all CC screened through a ModConflictDetector program and Sims 4 Studio batch fixes also used to note and remove bad files.  My question is, one of my households has all white terrain around their house (not their build bushes/grass but just outside where I end their landscaping, where the neighborhood terrain starts.  Trees, grass, bushes all stark white and water, stones color blandified.  Also outdoor retreat and the bluffs also white, but not the jungle.  DOn't know how to fix it since even w "enable free build" cheat I can't fix the foliage in the locked areas.  Have also run repair numerous times.  Any one w suggestion to correct this?
