So what's the best items to get from the Yearbook? Just item or building recommendations primarily please. I plan to get most of the characters outta the Yearbook sooner or later. I need good...

If you're looking to increase cash, you can get the Zombie Sandwich (1h premium task for a lot of early game available characters' or the Kwik-E-Mart Central (1h premium task). This really helps bump you over the early lvl purchases for tasks/decorations paired with characters.
When you're looking for longer tasks you got the 4h premium payout buildings like the She-She Lounge and Ajax Steel Mill. Though they won't accomodate all characters it gets a decent chunk of them.

Cool, actually I have had my eyes on the Ajax Steel Mill for a while, Roscoe is one of my most wanted characters I personally wanna unlock from the Yearbook alongside the Yes Guy, French Waiter, Dr Nick and the Rich Texan who I all want too.
Anyways I just unlocked the regular whale finally from the Yearbook at last. XD.
Just finished refreshing my Yearbook so I now got the three eyed whale, K9 Officer, The Fracker, Knightboat and Caesar's Pow Pow Casino all lined up currently in my Yearbook . I honestly don't care about skipping out on Robby the Automaton and Fortune Megastore for now.
