It's a 'hidden' multiplier for XP only. It doesn't show up on the Conform-O-Meter, it just gives you more XP.
Do you need to have all the SH buildings out to get it, or will you get a fraction if you only have a few out?
Each of the buildings with a hidden bonus has its own amount, so they don't ALL have to be out, but you'll get a fraction of the possible bonus. So if you only have 1 of the 10 buildings out (for example), you'll get 1/10th of the total possible.
Just like any other bonus, each item has its own specific value and must be out for you to get that.
Edit: If you are referring to buildings that have additions to them with the upgrades, I don't think any of them have an associated bonus, but there's a list somewhere you can check. The exception to this is the beach house that you can buy with donuts and upgrade with other parts, each of which has its own multiplier.
