Why is this item so highly coveted?
It is highly coveted because it is rare. It was only available during December 2012 (the Christmas 2012 event) and January 2013 (when it was available for donuts); it was removed from the game when TSTO became available for Android. It has been speculated that EA's reasoning was due to the Android people not appreciating a building that was "advertising" Apple products on their devices. At any rate, the past three years have made the building highly sought after for completists, as it is one of the few in-game items that has not been rereleased.
In addition to its rarity, it builds the Consumerism rating (which is good considering how -- at various points in the game -- Consumerism-related buildings have been in short supply) and Homer, Lisa, and Flanders each have a five hour task there.
I plan on buying it when it comes out (coincidentally, I began playing in February 2013). It will look nice in Springfield Heights.
