I've had two really good mystery boxes in SVT and The Lemon Tree. Other than that I've got nothing but parking lots, benches trees, etc. I've never found donuts in a mystery box. Of course I've also had the annoying mystery box>mystery box> mystery box> homer buddah> parking lot/tree/newspaper dispenser/etc.
