I am having a hard time keeping any of my relationships (both friend and romantic) stable. It only takes a day for a chunk of a romantic relationship to go down. It's hard to have a any kind of relationship if you do not live with the sims that you want to keep your relationship up. Is there a way to keep the relationships from decaying?

As for the friendship, how fast is that going down ? Could you please create a new thread for just that.
