Hi everyone, longtime lurker and first-time Mac owner here. This is my first time posting on a forum so please bear with me while I figure things out!
So I've been struggling with this issue for quite a while now and tired many solutions for it. Unfortunately, disabling Advanced Rendering didn't work neither did enabling Object Hiding but lowering all settings (minus the resolution) to the lowest values worked; this is a passable workaround but I was very dissatisfied with how the game looked. So I decided to do some tests and mess around with the settings to try and improve my situation and I wanted to share what I found. Hopefully it might help someone or help EA with fixing the bug, if they are still working on it.
So let's start out with my hardware: I'm currently using a 16 inch 2021 MacBook Pro with M1 Max (10 core CPU, 32 core GPU and 32 GB memory) on macOS Monterey. (I don't remember which version of Monterey I was on when I tested this but I think it was either 12.3 or 12.4.) I'll also link my DeviceConfig.log file and my final settings in case anybody wants to check and test.
So for testing I've used 4 lots in Sunset Valley to test the flashing: 2 custom lots and 2 EA lots. (I'll try to vaguely give a description of the custom lots since I'm unsure of the forum's policies regarding CC, mods, and custom lots.)
The first custom lot I've used was placed on 15 Summer Hill Court (after bulldozing the annoying equestrian center.) It mimicked the architecture and style of the nearby Landgraab and Alto houses, just with more items on the inside. The second one was a 64x64 lot placed in the ocean; it was architecturally complex with tons of items and terrain manipulation. For EA lots I used the Landgraab manor and the Prism Art Studio from The Sims 3 store.
All of these lots flashed in both live mode and build mode on max graphics but didn't on the lowest.
After messing around and painstakingly reloading after each slider adjustment, I think I found the issue (for me anyway.) It was the Texture Detail setting. If it is set to anything higher than low, the game will flash regardless of any other setting, be it high or low.
I do wonder why this bug happens though and why it differs from player to player in both presentation and fixes. My best guess is that the current texture bug in this version, the one that prevents the game from loading or using higher quality textures, is at play here. The game, when forced to use better textures via the settings, freaks out and gives this odd glitch because it can't load anything; kinda like the blue texture flashing from The Sims 2. I'm no expert with games and bugs though especially on Mac so I could be wrong.
