Graphical issue and texture not loading

After the last patch i'm unable to play the game.
Textures, NPCs, items, even tables and chairs takes really a lot of time to be load.
The area of the market of Treviso is empty for, at least 2 min, and if I change zone and then come back the area is "reset" and the texture disappear again.

Same for stairs (sometimes my pg just fall down in to the void becouse, stairs, bridge or even the floor are not spawned yet) or structures (it happened that i was walking in to the map apparently empty and, after a while everything spawn on me, so my pg was stuck into the new textures just popped out).

It is really, REALLY not palyable nor enjoyable.
I kidly ask you to fix all this issue because I'm considering a refound for this purchase.
