I have fixed my issue with the missing DLC ( preorder and deluxe ) content, it turns out EA App will install a game using an EA Play licence first, even if you have it paid for separately

my solution might not work for everyone in PC, but for me I had to uninstall and reinstall the game, once my EA Play subscription had expired
Unfortunately, this did not work for me as my last EA Play sub was well over a year ago and I have not seen the renew popup. I did try it, though, as it was worth a shot.
