A short young lady with a cheerful smile, accented by a lip ring, sits across from you. She bubbles with an excitement and enthusiasm that couldn’t help but charm you. Repeatedly she brushes her remarkably long hair, dark brown with two blonde streaks in the front, back over her shoulders.
“So, yeah. This is my first real home. I’ve always lived in apartments and I’m so looking forward to being able to stay in my own place for longer than a minute.” She said happily. “I’m new to the town and I’ve heard from a TON of people that you’re the person to see when it comes to starting out.”
You smile with pleasure, always delighted to hear that people are talking about your work. “I might have a little bit of experience with it.”
She giggles, “Oh jeez.”
“So what would you like in a home?” You inquire, clicking your pen.
“Well, I don’t have a big budget. But I’d really love to have 2 bedrooms. I have 3 cats, so I need room for them to roam. I have a few friends who might move in with me later, so I need space for the house to get bigger. I also like to cook so a decent kitchen would be great. I’m a streamer so I need an office.”
“A streamer?” you ask, a little confused. The pictures that pop up in your head are…odd to say the least.
“I live stream games on Twitch.tv under the name Zer0Doxy. I also make videos for Youtube. People come and watch me play and hangout in chat. Its how I pay my bills.” She explains with the patience of someone whose had to explain this a lot. Then proudly she states, “My chat is the best chat in the world. Anyway, I need a great office where I can stream and make videos. Here’s the complicated part: my haunted computer just finally fried itself. I need a new one to fit into the budget.”
“And what exactly is your budget?”
Real Talk: We’re doing something really unique for you guys this time around. Zer0Doxy is an actual live streamer who plays a lot of Sims, as well as other games. We’ve made arrangements with her to have the builds submitted for this challenge featured on one of her live streams! We will be sure to post when the live stream will be so that everyone can be there as she looks at your creations.

LOT DESCRIPTION & DETAILS: The open floor plan and bright colors makes the space seemingly defy the small size of the building, allowing for some growth without needing to build right away. The kitchen may not be all that just yet but there is room to expand and upgrade. The cats will have plenty of room to roam and claim things as their own, and of course a double bed so they can all sleep together as well. There may be a touch of "crazy cat lady" decor to the main bedroom.
Upstairs has one bath and four bedrooms, the fourth utilized as an office for streaming online, and there is a coffee machine... for streaming online all night. Warmer colors add to the calming and private feel of the bedrooms.
Furnished for three and enough room to have a friend over. Generous patio for future entertaining while the landscaping adds privacy.
The name Twitchy is an obvious reference to Twitch (as is the roof) but it is also a silly reference to what my BF calls one of my cats, and since this was also a cat build, I ran with it

LOT DESCRIPTION & DETAILS: 2Bed/1bath Shipping container starter with office. Since the owner of the home is going to be po I upgraded the already existing pool park across the street with lots of fun stuff to do. Hot tub, easel, chess, horseshoes, pool and sunbathing chairs. Each shipping container can be elongated and the bathroom already has enough space for washer/dryer future expansions. Went to do my research on the build and found cool pics of Zer0Doxy that I made into custom paintings using TSR workshop. I wasn't going to upload the lot because of my internet situation but I will if Zer0Doxy wants to DL it for the custom art. The office is done in fun colors for a great webcasting background and there are two planter pots inside for gardening. Enjoy the YouTube video, picture is the link and know I only had a few song choices on my PC but it ended up coming off very theatrical.

LOT DESCRIPTION & DETAILS:
0fficeDoxy: 2 bedroom, 1 bathroom starter home with office.
I was determined to make this build entirely CC free, as the client represents a sim just starting out who would primarily shop at places like Ikea and Walmart. I hope I can give her the full experience.
With that in mind, I created an Industrial Chic Modular Starter for our Streamer. Placed on an over sized lot, there is plenty of room for expansion either up, by adding additional floors; down, if her future roommates are of the sun-sensitive persuasion, or if she wants to add a full production studio; or out, the large back yard could easily support a larger footprint without feeling confined.
Exterior and Yard:
Built on a 20x30 lot, the house boasts a full brick exterior, one-car parking pad, front and back decks, Central Air, a fire pit and mature privacy shrubs along the back of the lot. The front and side walk ways connecting front and back are lined with wild growing flowers for low maintenance. The metal roof is recyclable and easily uninstalled/reinstalled for renovation projects.
First Floor:
The first floor is one and a half floors high with an almost entirely open concept floor plan (excepting the gaming office) and balcony view of the living room below. The high ceilings extend the feel of the space, and create flow for air circulation. There is wall to wall hard wood flooring and exposed brick interior walls. The feature of the home would be the two and a half story atrium living room. Stepping through the front door provides an unimpeded view of not only the open concept first floor, but the living room below – accessible from the stairs set into the balcony railing. What would be the formal dining room has been entirely converted over to a streaming space, the gaming office, complete with sound dampening shingles and track lighting for optimal set up. A camo colored computer is waiting on a sleek desk and chair set which rests on a rubber mat, protecting the wooden floors from scuffs and reducing noise. The casual dining room sits between the kitchen and the gaming office. It is picnic style seating with ambient lighting from the surrounding space. Separating the dining room from the kitchen is a living wall half-wall for air purification without closing off the space. The galley kitchen boasts open cupboards, Fridge, Stove and sink. There is plenty of natural wood counter space for future appliances and upgrades. A door off the kitchen leads to the back patio. Floor to ceiling windows offer ample light and radiant heat.
Sub-Floor:
Head down the wood and stone stair case to the lower floor. To the right is the living room. A mishmash of eclectic furniture and styling give the space a welcoming feel. A monitor is mounted to the brick wall, so friends can watch the game from the comfort of the living room (see also: move noisy people away from recording equipment). A 3-piece bath lies opposite the stair case with plenty of space for the addition of a tub unit as the home progresses. The master and spare rooms lie behind the staircase. The master boasts a custom built-out wardrobe, double bed with custom linens and a trunk for storage. The spare room doubles as an exercise room, should one be so inclined. There is a single bed, side table, shelf for temporary storage, trunk and bean bag for occupants. There is also a pull-up bar, ample space for cardio or strength floor exercises and a radio.
Pet Amenities:
The cat food bowl is located in the kitchen under the open counter space. Toys can be found for play throughout the house. A scratch post is located off the living room. The litter box is located on the lower floor in the bathroom under the sink. There is plenty of room to roam and the furniture is easily replaced (see: cheap) should something become damaged.

LOT DESCRIPTION & DETAILS: So I have been wanting to challenge myself to a actual starter for a while because usually I build a larger house on the backs of my poor Sims. For this house I wanted to try something fun and different so I tried to replicate a train car or two and turn it into a house. I sincerely hope that it will be obvious, but there it is anyway. I tried to make the cars look a bit broken in with the addition of graffiti and weathered floorboards. I wanted it to feel up-cycled and fun for a Sim just starting out with an environmentally aware mindset. Hope everyone enjoys.

Backstory:
Across the bridge stood the little firehouse that serviced the community. As the city grew and more residents moved in, City Hall called for a larger fire station to be built in the city centre. The little firehouse that had served the community for hundreds of years was soon forgotten about and left dilapidated under the bridge. Once the proud beckon of the city, the little firehouse became victim to squatters, vermin, and time. One day an investor came along, after having read in the newspaper: "Beautiful old brick period fire station available for conversion" and saw potential. The investor decided to restore the building to its former glory, keeping some of the historical firehouse pieces that were left behind (sadly, someone stole the fire pole). The little firehouse has now become a 2 bed, 1 bath cozy home with an office.
Lot Description:
A cozy 2 bedroom, 1 bathroom converted fire station with a high-tech office (with a green screen wall) complete with a fire escape. Decorated throughout with exposed brick, an industrial feel, and some decor from the old fire station, the upgraded kitchen sits at the back of the house opening up to the living room where you can sit in front of the fire with a good book. Off to the left of the main living area is the office, while upstairs is the main bedroom, guest bedroom, and bathroom at the end of the hall.
A perfect home for someone just starting out. All appliances have been upgraded and playtested.

Expansion Plans & Notes:
Even though I built on a 20x15 lot, there's plenty of room for expansion and room to grow. The house can be extended in the back and a further level can be added on to where the office is. And as the house isn't on foundation, there is also potential for a basement.
As Zer0Doxy wanted a good kitchen and the office was where her job takes place, I focused the money on these areas, most everything else in the house is uber cheap and there isn't even a TV. Hopefully, the streaming will keep Zer0Doxy super busy where she won't need any other form of entertainment besides her computer.
