@CoCo how often are you saving? Error code 12 is the game running out of memory. Have you checked your saves folder to see if you have any bad saves? Delete any saves that have bad on the end of them. Have you tried pulling the sims 3 folder in documents to desktop and stating a clean vanilla game? If you don't crash on a vanilla game I suspect it could be bad cc somewhere. @igazor have I left anything out?
If it's not bad cc could be an issue with windows 10 or a bad power supply. Do you know what power supply you have make and model?
