Sims 3 keeps freezing, regular fixes don't work

Like the title says my game keeps freezing for a couple of minuets, i have tried all the regular fixes being posted, i have even re-installed the game deleting everything to start over but its still ...

It recognizes my GPU this is what i get in the required field

Looks ok too.

Are you using custom content or mods ? Did you completely delete the user folder and let the game create a new one when you started fresh ?

    yeah fully deleted everthing to do with the sims before reinstalling

      Are your drivers updated ? How much disc space do you have left ?

        I have over 300Gb left on the HDD, also all my drivers apper to be up to date.
