Sims 3 Neighbourhoods Textures Glitched

My 'Sims 3' worlds/neighbourhoods (currently it's Appaloosa Plains) have their textures acting up, replacing grass with this weird looking "dirt" texture but when I go into map view it looks like nor...

    I ended up messing around with the settings and I eventually turned on "Enable Advanced Rendering" and that fixed it, earlier I tried to turn my settings higher but that just made my game a laggy disaster. It's all fixed now with minimal lag. Thank you for helping me! 🙂
