Steps: How can we find the bug ourselves? While in manage worlds screen, try to replace from the library/gallery ANY lot in Mirage Canyon with a residential one. Once the lot is plopped down, select the replaced lot and enter build mode. The lot type wasn't changed to residential.
What happens when the bug occurs? The lot type won't be changed to residential, leading to other glitches (more information below)
What do you expect to see? the lot type of the plopped down lot from the gallery/library properly changed to whatever it is (for the sake of this case and further explanation of the bug, residential - more information below)
Have you installed any customization with the game, e.g. Custom Content or Mods? Not now. I've removed them.
Did this issue appear after a specific patch or change you made to your system? No
I entirely removed the "the sims 4" folder from "my documents" and let the game create a fresh one for the sake of bug testing.
there's more than one glitch to be explained, both originating from this same step-by-step explanation.
this bug occurs if I plop down / replace the lot while in manage worlds and even if I choose the option to "edit and replace" (meaning even if I fully load the lot and manually check if it the lot type was replaced, it won't really be properly changed unless I go back to manage worlds and back to reloading the lot again)...
full explanation with pictures:
1) this is applicable to any of the red-circled lots in this specific neighborhood in Oasis springs, so choose any of these ones to test out (although I noticed that it happens in other lots from other worlds, this explanation only considers these ones) [as seen in picture "bug explain 1.png"]
2) open the gallery/library, choose any residential lot and replace it in any of the lots in Mirage Canyon - You will notice the UI says it is changed to Residential [as seen in "bug explain 1.png"]
3) In manage worlds, enter build mode in the recently changed lot. You will notice it isn't actually changed to residential - Go back to manage worlds and now the lot type will go back to what it originally was, ignoring what the lot in the gallery/library wanted it to be [as seen in picture "bug explain 2.png"]
4) if you re-enter the recently changed/plopped down lot and change the lot type, it will now be a proper residential lot, no more bugs will occur.
And now, another bug that can be done by following steps 1 and 2 (ignore 3, meaning: do not re-enter the recently plopped down lot, leave it as is):
2.1) With the residential lot plopped down from the gallery to any of the lots in Mirage Canyon, start playing with any household, open the phone, choose the option to Move out to a new house and choose the one that you just plopped down in Mirage Canyon.
2.2) remember how the lot type wouldn't be changed unless reloaded/ entered in it again? The same bug occurs here, but the game forced you to move to a community lot, so now when you enter build/buy mode, the lot type will still be the original one, ignoring what the library lot wanted it to be. You won't be able to get anything from the catalog because it shows up that you have no money to spend... And you also can't make changes to lots owned by someone else nor change the lot type to fix the issue. More information on the pictures [as seen in picture "bug explain 3.png"]
Both of those issues have a workaround by doing the following:
- If you already had a Sim move in to the glitched lot: move them out to anywhere else > go to manage worlds > enter build/buy in the lot you want it to be fixed and change the lot type to the one you want it to be (you can leave and re-enter once again just to be sure the lot type is still the same)
- if it's a community lot, simple leave > go to manage worlds > go into build/buy of the glitched lot > re-change to what you want > done
I do hope this extensive bug explanation with pictures makes to the next Laundry list, because I'm dealing with this problem for several months now... not game breaking but bothersome nonetheless, specially when creating a new save file that I like to put some lots back into those places, making me take several minutes going back and forth loading screens just to be sure the lots aren't glitched...

Good to know in what scenarios this can happen. I merged your post with another post that describes the symptom of what you are seeing.
I did some testing and want to add that for me it didn't always change the lot type at all. It was totally random if it did or not but at times it just stayed at the commercial lot type even when I put in a residential lot.
