#BnS127 - The Smell of Tea and Nutbread

The smell of roses permeates the entire office as you bask in the sunlight from the window behind your desk. Mentally you are constructing a small apartment building for your latest client. Karl's voice comes through on the intercom, spoiling the quiet of the moment. "Your 4:30 is here."
You hit the button on the intercom. "Send them in."
Your office door opens, and Karl ushers in a young, dark-haired couple. After you greet them and everyone is seated, the man speaks with a deep voice. "I am Jerome Washington, and this is my wife, Shirley. We appreciate you seeing us on short notice like this. We inherited a small piece of land in the middle of the city and a small amount of money a few months ago. We were thinking it was a strange place to put a house, and we were thinking of what we could do there when I lost my job at the factory with all those layoffs last week. The money we got is not going to last long."
Shirley takes up the story. "Then my cousin Lashay suggested we try selling my baked goods, like nut breads and cookies, since they are always hits at family gatherings. After a little thought, we decided that selling my baking with our favorite tea blends would be really cool. So we want to build a tea shop on the land."
"Awesome! That sounds like a great idea! We don't have a tea shop in town yet," you say encouragingly.
"But now, our little plot of land needs to do double duty. Our apartment building is being demolished soon, so now we need a new home, too," Mr. Washington explains.
"We have a two year old," Mrs. Washington adds. "And just yesterday we found out we are having twins in about six months. Would it be possible to do a building with the tea shop on the bottom and a house on top, like they used to do it in the old days?"
"We can certainly do that," you agree. "Living above a storefront is coming back into fashion, especially among the younger generation."
"The shop is easy," Mr. Washington continues. "A back area with baking and tea brewing equipment. The customer section needs a counter and display area, about five small tables that seat 2 to 4 people each, and public restrooms. The home part needs to have a set of stairs into the back of the shop and another one on the outside of the building, for personal visitors. We need a minimum of three bedrooms , two and a half baths, and a large family space."
Mrs. Washington adds, "Since we will soon have three little ones, I need a big kitchen so I can do the baking upstairs, too, while I watch the kids. The budget is only $85,000" though, she says with a worried tone.
You take a deep breath, knowing you've done more on less money in the past. "Okay. I know you need a place to live very soon, so how does two weeks sound?" you offer.
The young couple smile at each other and say in unison, "Done!"

Living Area: a minimum of three bedrooms and 2.5 baths, a large family space, and a baking kitchen for testing new recipes as well as cooking for the family

Create the kid's bathroom. Your budget is $10,000.
Sims Challenge
Create the Washington family and show them in the shop and in their home. Be sure to include likes, skills, and clothing choices for each sim in your media slideshow. Family must include Jerome, Shirley, and their 2-year-old child. You can either include infant twins or Shirley as an expectant mother.

ENTRY DETAILS: Rise and shine! This quirky boho-chic cafe is ready to pour all your favorite blends, paired with the best fresh pastries in San Myshuno. Above the tea shop is an apartment that's perfect for a young family with infants and a toddler. Although it's new construction, the architect used reclaimed materials to better blend in with the neighborhood.

'Tea For 2 & Two for Me' is a silly play on the song, as there are 2 tops for seating and the couple is expecting Twins.
This was my second build for this entry. Tough build, for the budget, but a great challenge. I ended up building a modern style building but tried to keep some of the same elements of the building materials used in the neighborhood. The 1st floor is the Tea Shop with Tea based items for sale, as well as Baker's Display's for the tasty Treats the wife will be making. I also included a Gift Shop type of Area with Hand Crafted Cards, Clay Pottery Tea items, as well as Loose 'Leaf' Tea Bins and bagged selections. There is also a Kitchen with Tea Brewing Machines and counter space for making Baked good, as well as the Appliances to be able to do so and a clean up station, for all of those dirty dishes.
The 2nd and 3rd floor are the Living Loft with the 2nd floor having entry from the Store and also from the side, exterior stairs from the back side of the building. The 2nd floor houses the Kitchen and dining areas, as well as the Children's Rooms and the Half Bath. The 3rd Floor holds the Family Room, Master bed and Bath, a small Office and a spare room to be be used as the couple see's fit.

It's the first build ever trying to stay within a budget, and it's soooo hard! So sorry for the lack of deco then.
It's a two floor modern building that tries to incorporate the surrounding nature.
The ground floor is where the tea house / coffee shop is located. You can find a standard table, or curl up on one of our sofa tables and read a book and enjoy your tea, while smelling the latest batch of freshly backed cupcakes, coming from the baking area.
On sunny days (not many in Brindleton Bay), you can enjoy the pond view or warm yourself by the bonfire at the outside terrace.
Top floor is the main (and private) living area. 3 bedrooms, 2 bathrooms, 1 service toilet, a kitchen and a living room, topped by a wonderfull glass sky light.

ENTRY DETAILS: What a fortuitous turn of events for Jerome and Shirley Washington to end up with a small piece of land in Newcrest. As you're probably aware, Newcrest has been going through a bit of a renaissance lately...some call it gentrification...but we're not here to quibble. The point is, what was old is suddenly new again and with the renewed interest in the Bridgeview neighborhood especially, looks like its the perfect spot to start a small business. With Jerome's knowledge of tea and Shirley's baking skills, seemed only logical to open a tea room. Jerome and Shirley also found they had quite the attachment to the three-story apartment building that stood on their land and made the decision to to keep it intact and renovate to suit their own needs. And while they could have used a bit more room, with the family growing the way it is, they're a resourceful couple and they know they can make this work...$85,000 is a tight budget after all. Jerome and Shirley are way too frugal and cautious to go biting off more than they can chew. Let's all wish the Washington family the best of luck and a safe delivery of the twins, and then let's pick a date to all meet up for a spot of tea and nutbread one day soon.

I wanted them to be a fun and happy young couple with the energy to start their business while raising a family. I realized after I finished working on them that Shirley kind of looks like the young, short haired Kelly Rowland in her Destiny's Child era. I'm here for it.

Brew’n’Bake is a brand new Tea Shop on the edge of San Myshuno dockland. Built around the shell of an old derelict factory building, large scale renovation and a little extension work have taken place to create a trendy venue to shop and/or socialise on the ground floor and a three bedroom apartment above.
This was another collaboration piece with my daughter, and had plenty of firsts - I’ve never built in San Myshuno before, never tried an industrial build and (as my mod file got turned off with the update) we thought we’d try a no CC build…….I really do miss the choice of items from my lovely CC but it was probably a good call as I struggled enough with the budget as it was! Yet another great challenge & learning curve, thank you
(No cc also turned out to be an expensive rl choice, as bedroom decorating was apparently ‘impossible!’ without Toddler Stuff pack…..I’m such a soft touch haha, but it’s really great fun to share this with her so I don’t care!)

ENTRY DETAILS: After inheriting a small piece of land in the middle of town, Mr. Washington has lost his job. To add insult to injury, the apartment complex the family lives in is set to be demolished, so they desperately need a new home fast. The couple has decided, based on family members' encouragement, that opening a bakery/tea shop would be the best way to go, with an apartment above to live in.
The ground floor bakery and tea shop includes a large area for baking in the back and a large storefront with seating both inside and out. The employee area is enclosed by a fence. A small-ish backyard is devoted to toddler games and cozy conversation.
Upstairs the family has a 3 bedroom/2.5 bath apartment home to enjoy.

ENTRY DETAILS: This house may be small, but the upstairs is cozily decorated and has just room enough for a family with mall children. There are many opportunities to relax and have fun as well as work at either the computer or the stove. The family has private entrances on both sides as well as behind the small tea shop below. It is built up on a small hill, and while the yard is also small, the back has room for a garden.

Shirley and Jerome just inherited a plot of land and wasn't sure what to do with it. With a love of home baking and wanting to spend more time with her children, Shirley suggested a tea house! This lovely little tea house has been thought out with the children in mind, with a large, 3 bedroom home above the tea shop. There's a massive kitchen for testing out those recipes and creating new ones, a large open plan family area including; sitting area, dining area and a work area, with a portable laptop for being able to work wherever the children are. There's 3 spacious bedrooms, with a large family bathroom and also, an en-suite for when the parents need some time for themselves! The tea room itself is a homey, comforting and welcoming area, offering bright cheerful pops of colour. The tea room has plenty of seating, inside and out, and is the only tea room in the city to welcome those furry friends! A display case has also been placed expertly at the window to showcase the fabulous home-baking available and to entice those customers in.

ENTRY DETAILS: This bakery tea & coffee shop features a Realm Of Magic theme with a family home upstairs! Uses only two packs intentionally - ROM & Go To Work. Special features include two toddler or child rooms, two cook’s kitchens, a Cupcake Machine, a work area for creating teas, free coffee and fast internet, a small cook's greenhouse/porch, fireplace, working/interactive sandbox, a store play room for the tots and their friends while mom's baking & more!
A note of explanation for a few of my build details:

Note: One of my bedrooms was originally a nursery with bassinets. Once my family's twin infants were born mom was forced to give birth in the hospital (I tried twice, this is how it works)... and the babies teleported to their other small home. (They must own property to own a retail store so my family has a 2nd home they technically live in.) The toddler and adults (unemployed) stay on this lot and run the bakery.
So... The parents went to the other lot/home and aged the babies to toddlers so they could come to this lot (babies cannot be brought to the lot but as toddlers they can. So now I have the toddler twin boys in that room and converted the nursery into a toddler room since those who download the bakery from the gallery will not be able to use it as a nursery anyway since babies cannot be born here or brought here.
That cut into my theme idea and some of the details, and since I was out of time to fight with it further I still only have one of the evil high chairs, I don't use them hardly anyway. Everyone is happier if the toddler 'grabs a plate' and goes to sit on one of the living room children's chairs that are there for them. Works very well.
It features the ‘Homey’, ‘Chef's Kitchen’, and ‘Gnomes’ lot traits.

ENTRY DETAILS: The trouble with this brief is that I know this house. There's dozens of home above/business below buildings near where I live and almost every single one is a renovation of a Victorian cottage. This is three storeys, but if you picture a long street lined with dozens of shorter versions of these you've just imagined three different Wellington suburbs on opposite sides of the cbd.
So here we go - the Wellington Washington's. They've also built a Victorian style cottage (to fit in with the neighbours) and are settling in to compete with our over-priced coffeeshops. I built in two tea brewers to instead of an espresso bar, which I figured suited the tea shop concept more?
CONSTRUCTIVE CRITICISM: Always. Especially on exteriors and bathrooms. I feel like I struggle with those.

First of all - the wooden floors! Are mine! I did those! I'm delighted tbh bc I love the Old Hickory floor that came with pets but I didn't love all the colours. And my recolours look kinda okay!
But because of this, they're not up anywhere or anything. I just made them for me. They cost the same as the original Old Hickory floor, but they probably won't show up if you download the lot.
