Thanks @BreeMiles ! Think my main problem is I'm a clutterer when building lolz, cannot stand empty spaces in my builds, and filling those up takes a whole lot of simoleons usually. ;)
But I think I'm getting there. My previous ideas always included staircases, and like Airis pointed out, they really cost a lot. My next idea was Jaheem buying an old abandoned factories (love me some industrial builds! :) ) and convert that into his Photo shop. The factory has a second floor, but for now I have removed its floor to create one space with a high ceiling. The idea is to eventually build his apartment on the second floor and have a staircase leading up to it, but that's for when he has earned some money. :) For now, attached to one side of the factory is a wooden shed that used to be a garage, but that he has now converted into a tiny apartment. Haven't done much decorating outside yet (though I did play around with the terrain painting a bit! B) ), and I'll have to push the building back on the lot to increase the space of the parking spots out front, but so far I think it's looking quite alright. :)

And finally the apartment/converted garage. The bathroom has a separate entry so that it can also be used by customers while the apartment itself can be locked off:

Think I got all the basics covered, and then some. I took pity on Jaheem and gave him furniture that would not give him any negative moodlets, plus he also got a little breakfast nook so he doesn't have to stand up eating lolz. ;) And even a computer for entertainment and business needs as well, nope, he can't complain really. :)
I saved the lot to my library and it indicates that the value of the lot at the moment is 16.005 Simoleons. If I'm not mistaken, that is the value of the build without the land value right? So that should mean, I still have a 995 Simoleons left for decorating, which is a lot more than I had in my previous attempts! B)
