Sims4 Rental Maintenance??

Does this thread sound like the issue in your game?

It's "Water Everywhere" and "Explosions", I've responded either with immediately calling for the professional repairman (wow, those are expensive) or going there myself. The events so far have always ended with praise with my quick response, the lot is praised and it's rating has risen, those are good, but they also occur once a week or more. My sims own house doesn't have so much attention and yet it's never had so many problems in such a short time. I've maxed out the repair skill in just a short time doing this. This can't be intended, or I wouldn't think so at least. Maybe this has no bearing on the situation but I even have the Sprinkler System there, thought it may or may help influence or prevent the No Skills townies from Burning my other house down trying to feed themselves. 

Another just occurred, I received a notification the tenet had trash everywhere, so to *Avoid paying anymore I went on my own, this time there really was a problem, 5 trash piles. I cleaned all that myself Then I got a message that I had slipped by on breaking the Rentals Only condition, How is this time my fault (Unlike the others) when I went and fixed it myself? it only resolves correctly using the pay option?

This expansion is borked, unless there is no notification for receiving the rent payment, I've still not been paid even once for this despite all I've paid out to resolve (Phone/Contractor) the over repeating problems that ended with praise (Time for some mods it seems).

I wanted  to get this one, but think I changed my mind.. Can you just live there, or do you have to be the owner of the rental property?

:) I do have my own home so this one was extra, moving into that house would not make any sense. This sim will be retiring selling everything and moving to Sulani in a bit. There was yet another, a Ghost was scaring my tenant so I went myself, after I knocked on the door (Because I'm still a nobody there) the ghost enters right behind me, I'm clicking the ghost entire time, but I'm the second to reach the tenet, "Failed", so apparently my rental's rating lowered. 

So again it seems the only way to correctly resolve these alerts is to use the phone and pay a tremendous amount. The best middle ground I've found so far is to use the phone option for an expert, pay a tremendous amount and every few weeks ********* myself the money I've spend in the last batch. If the rentals problems happened at the same rate as the players home that would be fine, if those costs for the professionals were the same, that would be fine, And the main reason, the income from the rental, unless it is coming and I'm somehow *Not Noticing, that hasn't happened even once.

Overall, the rentals do bring in more income, always use the phone option to resolve the many problems, I cant tell if the upgrades to the plumbing and electrical have any bearing at all, the favoritism to the rentals occupant that was encouraged, I cant tell if that has any effect other than acquiring another friend, the owner should know how to pay themself back for all of the problem costs plus income that doesn't come. Once all of those are dealt with... it IS more income, most likely what everybody was wanting in the first place. Unfortunately, the state of that expansion seems to require playing outside of EA's intended method, otherwise it's a headache with no benefit.

:) I'm not sure if this answered your questions, I do know you can sell the property, but nothing beyond the sale. This is still my first time so all of this post is my seeing the process for the first time.

Another problem, even bigger...

It seemed my tenant wanted to Revolt in that house with *5 stars, *Large sized, *Luxury amenities, *Decent environment, *Amazing maintenance that I've responded to within seconds every time usually sending a professional (+300$ to +600$ charge) multiple times a week. The same happened earlier while my sim was on vacation (first ever) and with no way to send a "Conciliatory Letter" or ending the vacation after less than 24hrs I started the last save before the vacation also to see if it would happen again, it did.  So, I'll be selling the property and that expansion will go on as the electronic headache, money grabbing Trash that it is.
