Washer and dryer stop working after one use

Mac laptop, OS Tahoe 26.3.1 (a)

I've replaced countless washer and dryers. They work one time and then the next time I only get the options to upgrade or do inspection and maintenance.  I can upgrade fine, but it still doesn't give me an option to actually wash or dry clothes. (also 'inspection and maintenance' doesn't appear to actually DO anything) If I tell a sim to 'do laundry' from a pile of clothes, etc., it tells me there is no washer.

I don't have any CC or mods.
