Do you have to LIVE in a "haunted house" to experience every feature?

Are there features you can only experience if you LIVE in a haunted house? If so is it enough to change lot type to haunted or am I going to have to put certain items in my "haunted house" lot? ...

You can visit and experience the haunting but when you arrive it will be quiet. You have to wait for the haunting to start
