Do you have to LIVE in a "haunted house" to experience every feature?

Are there features you can only experience if you LIVE in a haunted house? If so is it enough to change lot type to haunted or am I going to have to put certain items in my "haunted house" lot? ...

Perform a Séance by adding the Séance table to a non-haunted lot. Lights will flicker and specters will visit.
It adds some nice, subtle haunting gameplay without having the full-on haunted lot experience.
