Do you have to LIVE in a "haunted house" to experience every feature?

Are there features you can only experience if you LIVE in a haunted house? If so is it enough to change lot type to haunted or am I going to have to put certain items in my "haunted house" lot? ...

Remember that seances "dry out the energy" of the performing sim, and it takes longer for them to "recover the energy bar" (even if they sleep)...
