How annoying is Agnes Crumplebottom? - Trying to decide if I will buy Cottage Living or not

1. She can appear in every neighborhood.
2. I didn't see her running from far away to my flirty Sims yet. She also only snapped one Sim of mine, so far and that was within eyesight of her stand in Herford.
3. She will be regenerated.
4. I don't think there are.
