What are the tool tips that pop up when you mouse over the grayed out options? Most of the time, I've found that they'll tell you what you need to use them.
That said, I do think you need to start on the bunny slopes just behind the now bulldozed rental lots. I think there's also a small climbing wall there to practice on too.
