Can someone who's unhinge give me idea on what the worst traits, Asperation, likes/dislikes I can give my landlord sims so I can start terrorizing my Sims🤣

Mean or Evil will make them very rude to the tenants. Slob means that they'll put off cleaning and they'll make the common areas dirtier faster. A Kleptomaniac will steal the tenants stuff. With the Macabre trait (Life and Death) they'll depress tenants with morbid observations. If you're thinking of renting to a family with kids, the Hates Children trait will cause them to be mean to kids. The Shady trait (Businesses and Hobbies) will cause them to pickpocket tenants and throw shade at them.
Aspiration could be sticky fingers. Probably breaks into tenants apartments and swipe things and sells them or maybe even likes to blackmail them as well. Or if you also have Strangerville planting bugs on tenants and blackmailing them for more money.
Maybe have some poor living conditions as well? Purposely sabotaging their electronics or plumbing.
Oh my gosh, so horrible LOL. Didn't they make a TV Show about this? Poor Sims haha
If you have Realm of Magic, consider making them a spellcaster. If you're controlling them, you can have them use spells to break stuff, forcing them to pay you to fix things. Whenever there's a tenant revolt, they can freeze the rebellion in place.
If you don't want to play them and have Get Together, you can make a club of only them, and have one of their rules be to use bad magic. The other rules can be them being rude to your sims or even attacking them.
