It'll have an urban backdrop, but the main livable areas will be pretty normal. Probably have more involved public spaces, closer to Windenburg or Brindleton, but nowhere near the activity of a San Myshuno. Small chance of penthouses, no chance of apartments. (I expect more cities similar to SM later in TS4's lifespan, since cities are a useful concept space and I could see them wanting to explore that more, but not now while it's still CL's big thing. Penthouses will probably show up sooner, since they're much closer to behaving like traditional lots.)

The acting studio will most likely be a special lot or even a special neighborhood, similar to the GTW job lots, since allowing players to potentially bulldoze it would be very bad for the acting career. DSV will have at least the two main residential districts mentioned, plus at least one district for shops and venues (to showcase whatever mechanic they use to make certain venues exclusive), and probably a big park somewhere.
