As for the original topic, I have no clue how grades are constructed. All I know is I ended up with an A (not an A+) despite being maxed out in all skills, and always doing everything on time.
You've gotta get creative with Greek Houses.
The University Housing lot type lets you restrict it to Clubs (which was weirdly never mentioned in the livestreams), so there's your Frat House. All you gotta do after that is make a Club, call it "Alpha Kappa Beta" or what have you, and invite Sims to it.
ta-da, you've got a Greek House.
